As Your Buyer's Agent, Here's What I do
As your agent, I will do the following:
Send you new listings every day or every week, whichever you prefer!
Help you determine your correct price range. Suggest several lenders to get loan approvals, which go on page 11 of our new Multi Board Sales Contract 4.0.
With advance notice, show you properties which meet your criteria.
Explain pricing in our market. (Did you know that we don't use square footage?)
Do a market history and CMA on the property BEFORE you make an offer.
Negotiate on your behalf.
Keep in touch, via e-mail on a constant basis.
Help solve problems that could come up.
Strongly recommend that you contact three different insurance companies as you must have proof that the property is insurable 10 days after contract is signed.
Strongly recommend the following inspections be done: General inspection; radon; and possibly mold and termite. I will be with you at these inspections.
Strongly recommend attorneys to assist you in your purchase. The seller will have an attorney. Means that you should too. I CAN NOT practice law.
Do a final walk through with you at the property prior to closing.
I will be at the closing which will be held either at a title company or the seller's attorney's office. The closing will probably take two hours. You need to bring the following items: 1) a certified check in the amount that your lender tells you, made payable to yourself; 2) your current driver's license; 3) a pre-paid one year property insurance policy.
